My power is still out.
Plus my dad said he went by and my front deck is destroyed.

Ill check after work cause i gotta feed fhe cats and open the window's. I had the AC on when the power jumped out. Hope the food in my fridge is still good.

And his failures in general. Like not reforming the electoral system (which was in the party's manifesto the last election).

He's going to lose the election, and if the Conservatives get into power again (with a bit more than ⅓ of the vote like last time) we can kiss a stable climate good-bye. Canada has the third-largest oil reserves in the world, and it's pretty much all the dirtiest of stuff, the extraction and processing of which produces a ridiculous amount of CO2 on its own. (Not that the Liberal Party has been great about not extracting themselves, but at least they put some brakes on it.)

Rent control seems really stupid...like magical thinking. If the price of rental housing is too high, you need to increase the supply, not pretend demand is lower than it actually is.

I suppose it might make some sense as a temporary measure if you've very suddenly realised that you have a housing crisis and are simultaneously launching a massive house-building programme, but I don't suppose they're doing that?

What cap are they placing on rent increases?

Not that I’ve heard. There’s this Proposition 13 that was passed back in the 70s which capped property taxes, dropping the state’s property tax revenue by about 60%, so city governments now had and still have an incentive to zone vacant land for big box retailers to boost sales taxes as opposed to zoning it for more housing. Lots of things are reliant on property taxes like funding for our schools. But getting back to housing, Prop 13 also created a “lock-in effect”:

National Bureau of Economic Research wrote:Proposition 13, adopted by California voters in 1978, mandates a property tax rate of one percent, requires that properties be assessed at market value at the time of sale, and allows assessments to rise by no more than 2 percent per year until the next sale. This means that as long as property values increase by more than 2 percent per year, homeowners gain from remaining in the same house because their taxes are lower than they would be on a different house of the same value. Proposition 13 thus gives rise to a lock-in effect for owner-occupiers that strengthens over time. It also affects the rental market, both directly because it applies to landlords and indirectly because it reduces the turnover of owner-occupied homes.

Aren't rent controls a rare of example of empirically documented failure in policy? No matter your politics, rent control has sucked everywhere it's been implemented. San Francisco has been doing it for decades and it's done nothing to alleviate the insane cost of living or rampant homelessness.

Wow, that's very generous. So they still get to raise it by close to 7% per year under the new rules currently? The problem must be really serious over there is this cap has any effect! :runaway:

Over the last 9 years of living in the UK, our rent has increased by less than 1% per year, while inflation has averaged 3%, so in real terms our rent has tended to drop by about 2% per year.
